A recent industry report underscores that over 35 per cent of India’s senior housing market is already concentrated in the southern belt, with Tamil Nadu, Karnataka, and Kerala leading the charge

Mumbai: South India is emerging as a beacon for India's growing elderly population, as cities like Chennai, Bengaluru, Coimbatore, and Kochi rapidly transform into senior living hotspots. Fuelled by changing family structures, improved healthcare access, and a cultural shift in how ageing is perceived, the senior living sector is on an upward trajectory — poised to reach a market value of $3.23 billion by 2030, growing at an impressive 7.78 per cent CAGR.

A recent industry report underscores that over 35 per cent of India’s senior housing market is already concentrated in the southern belt, with Tamil Nadu, Karnataka, and Kerala leading the charge. Experts attribute this to the region's excellent climate, healthcare infrastructure, and the emotional connect many NRIs maintain with their home states.

Talking to Bizz Buzz, Anantharam Varayur, Co-founder of Manasum Senior Living Homes says, “With Manasum Banyan, we aim to redefine the concept of retirement living by offering a holistic and enriching lifestyle that promotes wellness, community, and joy.” The market has seen strong interest from developers. Ashiana Housing, a key player, has announced a significant Rs400 crore investment to develop a senior living project in Chennai. The company, known for its specialized projects for active seniors, is banking on Chennai’s rising demand.

Ankur Gupta, Joint Managing Director, Ashiana Housing says, “Chennai is seeing an increasing trend of retirees looking for structured communities with health and recreational facilities integrated.”

With our upcoming project, we aim to deliver not just homes but lifestyles that foster dignity and independence, he said.

Kushal Ramesh, Co-founder at Manasum Homes says, “The new generation of seniors wants to stay within cities, near bustling areas and their children, yet enjoy the peace of community living.”

Integrated living is the future, he added.

Indeed, this new generation of retirees is redefining what it means to grow older in India. Moving away from the notion of isolation, they are seeking vibrant, engaged lifestyles that combine wellness, social activities, and convenience.
